BUILDERS & MAINTENANCE CONTRACTORS (NBMC)
is a 100% nationally owned construction engineering company.
Now
into their fourth year of operation, NBMC having gained
much experience, have ventured into the construction industry
and now provide Building and Civil Engineering
Construction Services and Construction
Engineering & Design Consultancy Services.
NBMC previously operated as a building construction company
(for the last three years) under a different business
name.
The
owners are directly the Board of Directors of the company
and are also the principal consultants of the principal
consultancy services provided. The Board of Directors
nominate or hires the management team of the company and
determines their involvement with the company.

value Compliance of all applicable Legislative & Regulatory
Requirement, Codes and Practices, Contract Specification,
Workplace Health and Safety, Quality of Works ensuring
Cost Effectiveness and they are committed to ensuring
that these values involves all employees, customers, sub-contractors
and communities affected from our operations.
Registration
The
company is registered or incorporated with the Investment
Promotion Authority (IPA) of Papua New Guinea under
the Business Name Act and is now operating under the Business
Name "Najo Builders & Maintenance Contractors".
The company was incorporated and registered on the 2nd
of December 2009 with the Business Name No.6-64456.
NBMC
is registered to operate, and provide Technical
Consultancy Services and Construction
and Maintenance Services to all sectors of the
Government and Private sector.

Objectives
of the Firm
The NAJO BUILDERS & MAINTENANCE CONTRACTORS the following
objectives as it believes that it is crucial for its workers
welfare and the customer demands as well as community
concern. The objectives are as follows;
The
objectives of the company include the following:
1)
To participate in any necessary Project Construction
Services and to build or refurbished existing properties.
2) To provide Quantity Surveying Services in the areas
of cost consulting, project Management and Tender Documentation
Preparation
3)
To create Business or Employment Opportunities.
4)
To minimize poverty and assist its members’ financial
situation
5)
To participate in the establishment of Social, infrastructural
and Economic development of the surrounding community
and Papua New Guinea as a whole.
6) To negotiate, establish relationship with others
through partnership, Joint Venture and shall encourage
other nationals or members of the Committee or Firm,
Company, Organization, and recognize its member’s
interests.
7) To do business or manage its assets and or to invest
or to buy and sell.
8)
To sign construct agreement and or to pull down or rebuild
or reconstruct and or to upgrade.
9) To manage its company finance, invest or buy shares
and withdraw and sign on behalf of its members.
10) Account signatories: the company Account Signatories
is appointed by the members of the company or the company
Directors.
11) To supervise project or day to day activities and;

To debut and pay NASFUND and in sure its employees.

promote or do all such as minimizing law and order problems
and or cooperate with national, provincial, or local
level government in capacity building and;
14) To pay tax or revenue return to Internal Revenue
Commission of Papua New Guinea (IRC PNG).

To provide employment opportunity to its members, unemployed
population and general school leavers and;
16) To engage in such other activities as may be in
line with this objective.

the company will apply its profit (of any) or other

Assurance
It
is the company’s prerogative in ensuring that the
firm meets the International Architectural Standards and
the generally accepted best practices of the Architectural
Profession when planning and designing various houses.
The company will continually strive to provide best design
that suits the clients’
needs.
It
is the company’s commitment in ensuring that the
job done is a quality one to the expectation of the property
owner. Both parties (company & property owner) are
satisfied with the general outcome of the project whether
it be a new home or refurbishment of an existing property
such as houses for family residence or commercial property
for office use.

Expansion
After
years’ time, the firm wishes to expand its operation
to main centers throughout Papua New Guinea and help drive
the development of Papua New Guinea further in the building
and the construction industry. The company foresees to
build new affordable and constructive homes for families
and major properties that can be of commercial use. The
type of houses that the firm will construct comprises
of various types of houses. They include low cost, middle
cost and high cost houses as stipulated above.
It
is the company’s desire to employ more university
and technical college graduates to drive the company forward.
More engineers, architects, carpenters, plumbers, electricians
and others for that matter shall be recruited to impact
the building and the construction industry by driving
the development further into the future. It’s the
company’s vision to see the country develop and
change for the betterment of our children who are our
future.

Vision
The
vision of the firm is to grow into a big company in the
future. Woodland Building & Construction Ltd desires
to be partner in the development of Papua New Guinea through
building of different houses of respective sizes and general
refurbishment of existing properties in improving the
facelift of the properties. The business is also looking
forward to creating employment, specifically the recruitment
of skilled people who have the necessary technical expertise
such as Architects, Builders, Civil Engineers, Carpenters,
Plumbers, Electricians and other handy personnel.
Training
the professionals is also the organization’s vision
in ensuring that better practical and hands-on-experience
tasks are well taught to the young Papua New Guineans.
Training is seen as an important tool that has the potential
in making our local graduates to be competent in the building
and the construction industry. It is the firm’s
interestin ensuring that proper training is given to the
Papua New Guineans.

Opportunity
The
opportunity for the building and construction industry
is very attractive specifically for developing countries
like Papua New Guinea. For the changes to eventuate there
is a greatest need for infrastructural development and
refurbishment of existing properties for that matter.
Given the greatest demand with the booming the mining
and gas industry has created an enormous opportunity for
property development. Even for foreign investors to undertake
investment in Papua New Guinea there is a need for infrastructural
development prior to commencement of the projects. For
any development projects to eventuate, the first phase
of the development is infrastructural development. Once
the appropriate infrastructure is in place, the other
phase of development follows thereafter.
Moreover,
the main centers of the country have influx of people
moving from the rural to the urban centers. We refer to
such movement as rural urban drift. As the economy is
expanding with the increase in economic activities, the
demand for affordable houses is also increasing in order
to accommodate the increasing population.
As far as the contemporary outlook of the economy is concerned,
there is a greatest tendency that in the future the construction
industry is likely to boom in order to meet those development
changes.

Market Opportunity
The
market for the building industry is very attractive. Recent
advertisement depicts that there lies a greatest need
for houses in towns and cities. The National Capital District
(NCD) currently has influx of people from other provinces
moving into the city. Given the level of increase in population,
the need for housing is very demanding. Most people today
are looking for better houses to reside, but the number
of houses in the city cannot accommodate the ever increasing
population.
Most of people at the working class are residing with
other relatives due to shortage of houses. Moreover, there
cent development in the city is overwhelming as the property
development is booming with new properties are developed
to meet the increasing demand often ants.
The firm is looking forward to coming up with an attractive
architectural plan that will assimilate better architectural
designs and technical drawings for the construction of
better homes for private residence and commercial properties
for office use.
The building industry has many building and construction
firms who are well established and off course known in
the building and construction industry.
However, given the greatest number of competitors (building
and construction firms), the firm is ambitious in coming
up with a constructive technical plan that will try to
assimilate the extraordinary features and affordable designs
that will be of demand in the industry.
The company currently has well-experienced Architects
and Builders who have resolved to come up with better
designs that will be competitive in the industry.
The firm firmly believes in value creation in the job
done and that can earn confidence from its clients and
other potential stakeholders who might need our service
in the future.
It is also the company’s believe to produce better
results through quality output of the work done so that
it uplifts the overall value of the firm. The company

Standards and other code of ethics pertinent to best architectural

business is all customer (client) focus. Our clients and
other stakeholders are seen as the company’s valuable
resources. Thus, constructive professional and technical
services must be given to the clients in terms of project
and or technical consultation including the actual implementation
of the tasks bestowed to the firm.
At the end of the project, both parties are satisfied
with the outcome of the project. The client is satisfied
as its money is worth the project with a standard job
done while on the other hand, the company is contented
with the best design displayed through the outcome of
the project. It is a mutual benefit to both sides.
The firm further aims to extend its business to other
centres of Papua New Guinea.

Financial
Goals
The
company’s overall objective is to make profit as
this is the prime objective for any profit making organization.
Maximization of profit is seen as a key economic factor
that drives an individual or a company to get into business.
But
for this company, there are other objectives the firm
has beyond the parameters of its profits and wealth creation.
From
the profit made, the company wishes to;
i)
To invest in other financial institutions for interest
bearing
ii) Divide the profit (one tenth) to support Christian
churches throughout
Papua New Guinea where need is identified.
iii) Support other needy people through the Charity Foundation
of the company
iv) Creation of wealth.
Some
of the profits will be diverted to the foundation account
that will specifically help the needy, the orphan, disable,
people living with sickness such as HIVAIDS, those in
hospitals and others for that matter. It is the firm’s
mission to giving back to the society for the well-being
of all.

Percentage
Shareholdings
The
company is 100% nationally owned. The company is seen
as a separate legal entity from its owner(s). The company
can sue and can be sued under the Company’s Act.
The company rightfully owns 100% shareholdings. Contemporarily,
the directors of the company resolved not to share the
percentage shareholdings of the business until such a
time when they think it is appropriate to do so.
